1. Who you are contracting with

Roost Live Anywhere ("Roost", "we", "us") is operated by Jordan Eady. By creating an account, listing a property, or otherwise using the site, you enter into a binding agreement with Jordan Eady.

2. Acceptance

By continuing to access or use Roost you agree to these Terms. If you do not agree, please stop using the service.

3. What Roost provides

Roost is an online marketplace where landlords list long-term and mid-term rentals and renters browse and contact them directly. Paid upgrades (Featured, Verified) increase a listing's visibility for a fixed 30-day period.

4. Your account

You must provide accurate information, keep your credentials confidential, and are responsible for activity under your account. You must be of legal age in your jurisdiction and, if acting on behalf of an organization, have authority to bind it.

5. Acceptable use

You agree not to:

  • use the service unlawfully or fraudulently, including posting fake listings or spam;
  • infringe intellectual property or privacy rights of others;
  • upload malware, scrape the site, probe security, or interfere with its operation;
  • circumvent technical limits or resell access to the service.

6. Intellectual property

Jordan Eady retains all rights in the Roost software, brand, documentation, and site content (other than user-submitted content). You receive a limited, non-exclusive, non-transferable right to use the service for its intended purpose.

7. User content

You retain ownership of the listings, photos, and messages you submit. You grant Roost a worldwide, royalty-free license to host, display, and process that content solely to operate and promote the service.

8. Service level

The service is provided "as is". We do not guarantee uninterrupted, error-free, or secure operation, and to the fullest extent permitted by law we disclaim all implied warranties, including merchantability and fitness for a particular purpose.

9. Payments, subscriptions, and taxes

Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Billing, payment terms, taxes, cancellation, and refund mechanics are governed by the Paddle Buyer Terms in addition to these Terms. See our Refund Policy for details.

10. Suspension and termination

We may suspend or terminate your access for material breach of these Terms, non-payment, suspected fraud or security risk, or repeated or serious policy violations. On termination your right to use the service ends immediately; listings and account data may be deleted after a reasonable export window.

11. Liability

To the fullest extent permitted by law, our aggregate liability for any claim arising out of or relating to the service is limited to the fees you paid to us in the 12 months preceding the claim. We are not liable for indirect, incidental, consequential, or special damages, including loss of profits, data, or goodwill. Nothing in these Terms limits liability for fraud, death, or personal injury where such limitation is prohibited by law.

12. Indemnity

You will indemnify Jordan Eady against claims arising from your content, your unlawful use of the service, or your breach of these Terms.

13. Governing law

These Terms are governed by the laws of the jurisdiction in which Jordan Eady is established, without regard to conflict-of-law rules. Disputes will be resolved in the competent courts of that jurisdiction.

14. Changes

We may update these Terms from time to time. Material changes will be posted on this page with a revised "Last updated" date.
